About

St Mary’s is a prestigious residential development of eleven acres in a wooded setting close to the Brunswick Road roundabout on Woodbridge Road in Ipswich.

Comprising of sixty-four freehold townhouses and sixty apartments, it was built on the former site of the Convent of Jesus and Mary School by Hopkins Homes, and completed in 2007.

Central to the estate stands the handsome Arts and Crafts style house, Holmwood House, built for J E Ransome in 1882-83: this has been sympathetically converted into seven apartments overlooking the Green, an amenity for all residents.

A footpath leads through a pleasant wooded area down to Spring Road.

The area is managed to provide both an attractive outlook and to support biodiversity.

Membership and responsibilities

As a private estate, St Mary’s is managed by the St Mary’s (Ipswich) Management Company. All owners of properties at St Mary’s automatically become members of the Management Company when properties are purchased, but it is the Directors of the Company who voluntarily ensure that the Company effectively maintains and enhances the development for the benefit of all.

The Board of Directors is assisted by their appointed property managers, EWS Chartered Surveyors. In buying a property on the development all new owners are required to enter into a Deed of Covenant with the Management Company to share in its costs and to uphold the restrictive covenants on the development of individual properties and the use of the maintained open spaces.

A full list of these covenants can be found on the Covenants page here.
